All services include;


A free, no obligation valuation of your rental property. We will take care to consider the rental value, factoring in: Size, Location, and specific features. We will run through all the paperwork to ensure that you are satisfied with the terms.

We will carry out accompanied viewings to your property. All offers received will be put forward in full.

Full References will take place of any applicant to ensure they meet the requirements for the property. This includes ID Checks, Credit Checks, previous Landlord reference (if applicable) and Income / employment reference.

We will draw up the Assured Shorthold Tenancy Agreements (AST) and supply the tenants with documentation stipulated by legislation. 

Initial rental payment will be collected prior to the Check In appointment, with the Tenancy Deposit / Bond. If you are registering the deposit with your own chosen scheme, we will require proof of the and will arrange for the tenants to pay the deposit to you direct. We will seek confirmation of deposit receipt from you before any key release takes place.

Management Services; 

In addition to the above we will ensure your property meets all the requirements for legislation.

  • Prepare an Inventory and Condition report for commencement of your tenancy.
  • Repairs will be dealt with using either our bank of contractors or ones chosen by you.
  • Routine property inspections every four months
  • Collection of rental payments monthly, with landlord statement provided.
  • Rental reviews on an annual basis.

Managed Service:

·      Fully Managed 11% + VAT (13.2% INC)

·      Deposit Registration - £50.00 + VAT (£60.00 INC)

·      Renewals - £75.00 + VAT (£90.00 INC)

·      Inventory Preparation – Property dependant £90.00 + VAT (£108.00 INC) to £250.00 + VAT (£300.00 INC)

 

Let Only:

·      Tenant Find Fee - 50% + VAT (60% INC) of the initial rent (Minimum charge of £500.00 + VAT (£600 INC))

·      Deposit Registration - £50.00 + VAT (£60.00 INC)

·      Renewals - £100.00 + VAT (£120.00 INC)

·      Inventory Preparation £90.00 + VAT (£108.00 INC) to £250.00 + VAT (£300.00 INC)

·      Check Ins – 75.00 + VAT (£90.00 INC)

·      Check Outs - £120.00 + VAT (£144.00) to £200 + VAT (£240.00 INC)

·      Serving Notices - £100.00 + VAT (£120.00 INC)
